South Shore Court Apartments
Project Type» Multi-Family, Renovation

Location

Description
In a truly transformational project, Synergy Construction rehabilitated the Douglas Apartments from a blighted, crime-ridden liability into a neighborhood asset as South Shore Court, which offers safe, clean, and secure low-income housing. Of the four original buildings, one was deemed unfit for salvage and demolished prior to construction, and the remaining three buildings were stripped down to the studs. Despite more than a month of unanticipated and extensive dry-rot repairs, Synergy was able to complete the project on schedule and even delivered one building a month early.

The renovated complex includes 44 apartment units, constituting 33,724 square feet, and features several innovative energy-saving measures: ultra-efficient LED exterior light fixtures, whole-house fans in each unit, and efficient windows and insulation. One building's roof also has solar panels, which are used to power water heaters for two apartment units and the shared laundry room.

The workers on-site may never forget the events of March 2, 2009, when the apartment building next door to the west caught fire for the second time during the course of a single seven-day period. Synergy Construction's field crew and subcontractors rushed next door to assist the fire department and help anyone who needed to escape the burning building.
